How much did Vingroup earn last quarter? More than ever before. Vingroup, Vietnam's largest listed company, reported third quarter pre tax profit of nearly 29.94 trillion dong, about 1.1 billion dollars, up 7.4 times from a year earlier, according to VnExpress. It is the first time the conglomerate controlled by Pham Nhat Vuong has made more than 1 billion dollars in a single quarter, and the driver was property, not cars.
The same week, Vuong wrote another cheque for his electric car dream. He invested 11 trillion dong, about 436 million dollars, in VinFast, bringing his personal investment in the carmaker to around 51.5 trillion dong. The two stories together show how Vingroup works: apartments and land in Vietnam generate the cash, and the founder keeps funding the global EV bet that has yet to turn a profit.
Real estate drives the record
Revenue almost quadrupled year on year to 150.58 trillion dong, according to the company's financial report. As in the first two quarters, real estate generated the largest share, nearly 98.5 trillion dong or more than 65 percent of the total. Handovers of apartments and land plots at Vingroup's large urban projects, which are recognised as revenue on delivery, powered the jump.
Vingroup also strengthened its balance sheet. By the end of September it held nearly 107 trillion dong in cash and bank deposits, and during the quarter it raised about 2.3 billion dollars through bond issuance, the sale of preferred shares and syndicated loans from international investors. That access to foreign lenders matters, because the group's projects require huge upfront capital.
VNDirect Securities expects real estate to remain Vingroup's mainstay, contributing at least 50 percent of revenue and profit over the next five years. Its electric vehicle, infrastructure and energy businesses are expected to grow quickly, raising their combined share of revenue to 30 to 40 percent over the long term.
The scale of the jump also reflects a weak base. Vingroup's profit a year earlier was much smaller, so the 7.4 fold increase partly reflects timing of project handovers. Analysts will look at the full year result to judge how much of the quarter's surge can be repeated.
From apartments to metro lines
Since 2025, Vingroup has expanded into power and infrastructure, alongside its traditional businesses of real estate, industrial manufacturing and technology. This year it is developing a series of major projects, including urban areas spanning thousands of hectares in Quang Ninh, Hanoi and Ho Chi Minh City.
In infrastructure, Vingroup, through its subsidiaries, is involved in engineering, procurement and construction contracts for five urban railway lines in Hanoi, with a total value of about 49 billion dollars, VnExpress reported. That makes it one of the private companies most tied to Vietnam's public investment push, which the government sees as central to its target of growth above 10 percent this year.
The diversification gives Vingroup more ways to grow, but it also concentrates risk. Property, infrastructure and EVs all need heavy borrowing, and all depend on government approvals and a healthy credit market. The record quarter shows the model works when property sales are strong.
Vingroup's model is simple to describe and hard to copy: sell apartments in Vietnam, then use the cash and the founder's wallet to build a global car brand.
Hanoi's railway programme is one of the largest public works plans in the region. Winning a share of it gives Vingroup a pipeline of construction revenue for years, but it also binds the group's fortunes more closely to state budgets and to the pace at which projects are approved and paid for.
Vuong's latest 436 million dollars for VinFast
Vuong made his latest contribution on 29 October through the purchase of dividend preference shares of VinFast Vietnam, a subsidiary of VinFast, according to a filing with the US Securities and Exchange Commission reported by VnExpress. The shares give priority for dividends over ordinary shareholders but carry no conversion or exchange rights.
VinFast said earlier that by 30 June Vuong had contributed 40.5 trillion dong to the company and its subsidiaries. With the latest deal, his total investment is around 51.5 trillion dong. He has said he would keep investing in VinFast until he "runs out of money", and with Forbes putting his net worth at 37.7 billion dollars, that day appears distant.
The money is not only going into cars. Vietcap Securities said VinFast Vietnam used funding from Vuong to acquire Ngoc Hoi Real Estate Investment, the developer of the Hanoi International Sports Urban Area, also known as Vinhomes Olympic Ngoc Hoi. The project spans almost 9,200 hectares in southern Hanoi, with training facilities for athletes, housing and commercial property, and an estimated investment of 925 trillion dong.

Why VinFast keeps needing money
VinFast, listed in the United States, has been expanding into markets such as India, Indonesia and the Philippines, building factories and dealer networks while competing with Chinese EV makers on price. That expansion consumes large amounts of cash. In June, VinFast restructured to separate its debts and manufacturing into VinFast Trading and Production, while VinFast Vietnam, with charter capital of 35 trillion dong, focuses on research, car sales and after sales service. The main pillars of the Vingroup empire are:
- Real estate, led by Vinhomes, the main source of profit
- VinFast electric vehicles, expanding across Asia
- Infrastructure, including Hanoi urban railway contracts
- Power and energy projects
- Industrial manufacturing and technology
The restructuring and the property acquisition suggest VinFast's Vietnamese arm is being positioned with more assets, which could make future fundraising easier. Investors will watch whether the land assets inside VinFast Vietnam are used to support the car business or developed separately.
For Southeast Asia, VinFast is an unusual case: a regional carmaker trying to compete globally in EVs, backed by property profits and a founder's personal fortune. Its progress in Indonesia and the Philippines will test whether that model can win against well funded Chinese rivals.
What it means for investors
For shareholders, the record quarter confirms that Vingroup's property business can generate very large profits when handovers peak. The question is how steady those profits are, since revenue from property sales can be lumpy from quarter to quarter.
For Vietnam's stock market, Vingroup and its affiliates are among the largest constituents, so their earnings move the VN Index. Strong results support the case that Vietnam's property sector has recovered from the 2022 to 2023 bond crisis, but the group's growing involvement in infrastructure and EVs means its risks are now closely tied to the wider economy. We tracked the broader growth story in our report on Vietnam's 9.95 percent third quarter growth.
